Home Buyer’s Inspections

Our buyer’s home inspections are completely comprehensive. We will accompany you through a walkthrough and inspection of the home you’re interested in buying, and assess its condition using our multi-point home inspection checklist. Our buyer’s home inspections include a comprehensive report noting all issues and unlimited follow-ups and support from your home inspector.

Move-In Certified Seller’s Inspections

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference.  It’s important to understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

Annual Home Maintenance Inspections

Just like your car, your home needs to be maintained. As homes age, the quality of the building and its utilities begin to deteriorate. Our annual maintenance inspections include roof inspections, plumbing inspections, electrical inspections, foundation inspections, attic insulation inspections and building structure inspections.

Mobile / Manufactured Home Inspections

We inspect the different components and systems of your mobile/manufactured home based on the U.S. Housing and Urban Development’s Standards for Manufactured and Mobile Homes.

Multi-Unit Housing Inspections

The inspection covers: exterior, structure, insulation, venting, moisture, mechanical systems, utilities, living spaces, and garages. This inspection is a non-invasive visual analysis of each unit that I am given access to.

Thermal Imaging Inspections

The purpose of an infrared scan is to find hidden issues and catch them before they become a major problem. Thermal imaging is an advanced & newer technology that inspectors use to get temperature details about a home, and assess how protected against environmental elements the home is. With the use of our infrared camera, we can help identify moisture, insulation, electrical, HVAC concerns, and more.

New Home Inspections

Newly constructed homes need an objective third-party to inspect. The city or county inspectors often don’t catch everything, but we’ve been trained to have a keen eye for anything that could compromise a new home’s lifetime or safety.

Home Energy Inspections

A home energy audit identifies how efficiently your home is running and where it’s wasting energy. To help you discern how you can save money and take care of the environment, your inspector will scan each room in a house using specialized equipment, including blower door testers, infrared cameras, gas detectors, moisture meters, non-toxic smoke detectors, and carbon monoxide detectors. A thorough home energy assessment will provide an accurate picture of your home’s energy usage.

Our Inspections Include the Following:

CONDOMINIUM / MANUFACTURED HOUSE

A condo inspection EXCLUDES the Roof, Site, Exterior, Insulation, Attached Garages/Carports and sometimes the Structure.  These systems typically are owned/maintained by the Home Owner’s Association.  A typical manufactured house does not provide access to the attic space.  Rarely is there an attached garage.

SINGLE FAMILY HOUSE

Inspection fee varies by size and age of house

DUPLEX

Includes the entire roof and both units

4-PLEX

Includes the entire roof and all units.

APARTMENT BUILDING

Includes entire roof and 4 to 8 randomly chosen apartment units.

COMMERCIAL BUILDING

Please call for a price quote.  A commercial building is more involved and may require a field visit for an accurate price quote.
